from another, and instead look at the environmental factors that influence
price. For example, homes on main streets leading in and out of
subdivisions (primary ingress and egress streets) generally appreciate
slower than those homes on roads less traveled. Because primary streets
generate more traffic, they are less desirable. On the other hand,
cul-de-sacs within subdivisions deter traffic and usually demand a higher
price.
* Differentiate between a homeowner who wants to sell and one who has to
sell.
* Keep tabs on commercial developments adjacent to your targeted
subdivision. Ask what effects such businesses could have on property
value.
* Contact the local planning commission of the community you are
considering. They will provide projected blueprints of future
developments. Such projects may impact the home’s future value within
the community.
